Centralized heating technologies
Industrial gas boilers
Gas boilers operate on natural gas (GRDF network) or propane (tank). Power output 50 to 500 kW, efficiency 90-95%, automatic modulation according to needs. Advantages: economical fuel cost (8-10 cts/kWh natural gas, 12-15 cts/kWh propane), simple annual maintenance 200-400 €, instant start-up. Applications: industrial sites connected to gas, multi-zone workshops, tertiary buildings. Investment: 8,000 to 35,000 € depending on power.
Industrial fuel oil boilers
Fuel oil boilers use domestic fuel oil stored in an underground or above-ground tank. Power output 50 to 500 kW, efficiency 88-92%, several weeks of autonomy depending on the tank. Advantages: independence from the gas network, unlimited power available, proven reliability. Disadvantages: fuel cost 15-18 cts/kWh, mandatory tank storage, annual maintenance 250-500 €. Applications: isolated sites not connected to gas, farms, rural areas. Investment: 10,000 to 40,000 €.
Industrial biomass boilers
Biomass boilers burn wood chips, pellets, forest chips, straw. Power output 50 to 500 kW, efficiency 85-92%, automatic silo feeding. Advantages: economical fuel (4-6 cts/kWh wood chips), renewable energy, significant financial aid. Disadvantages: high investment 25,000 to 80,000 €, silo storage required, weekly ash maintenance. Applications: farms with wood resources, sawmills, eco-responsible sites.
Sizing and applications
Power calculation
Simplified formula: 40-50 W/m² for a well-insulated building, 60-80 W/m² for medium insulation, 80-100 W/m² for an old, poorly insulated building. Example: 2,000 m² insulated site = 80-100 kW needed = 120 kW boiler with safety margin.
Multi-zone distribution
A central boiler supplies several independent circuits: hot water air heaters for workshops, radiators for offices, underfloor heating for showrooms. Zone regulation with motorized valves optimizes consumption. Allows heating of several distant buildings up to 100 meters with an insulated underground network.
Advantages of centralized heating plant
Economies of scale: A 200 kW boiler costs less than 10 equivalent 20 kW generators. Centralized maintenance: A single annual maintenance versus multiple interventions. Installation and maintenance
Implementation
Installation requires a ventilated boiler room, compliant flue gas evacuation (chimney or balanced flue), hydraulic connection to the distribution network, fuel supply (gas, fuel oil tank, biomass silo). Installation duration: 3-7 days depending on power and network. Commissioning by a qualified professional with settings and training.
Regulatory maintenance
Mandatory annual maintenance by a certified professional: chimney sweeping, burner and heat exchanger cleaning, combustion control, safety testing, efficiency measurement. Cost: 200-500 €/year depending on type. Lifespan: 20 to 25 years with regular maintenance. Wear parts: burner 8-12 years (1,500-4,000 €), circulator 10-15 years (200-500 €).
